The apartment complexes, property managers and owners of condos and houses have a marketing budget set aside. As licensed real estate agents they pay us a referral fee when we help them lease their properties. Yes, we are compensated for our work, but our loyalty lies with our clients as we are representing you during all phases of any lease or purchase.

Absolutely not. Yes, a large percentage of our clients are students looking for housing or their parents who want to buy a condo. We also cater to investors wanting to purchase rental properties near campus, but rest assured, we work with clients of all types of real estate needs in every neighborhood in the Greater Austin area. We have relationships with all of the complexes in Austin and our agents are members of the Austin Board or Realtors, so we regularly lease, list and sell property on the Austin MLS system.

We do our best to keep our website up-to-date with accurate and useful information to help our clients find the absolute best options on the market to fit their search criteria. Real Estate is consistently changing and if you don’t see a property on our website, we can still help you with it. All agents are licensed with TREC (Texas Real Estate Commission) and most are members of ABOR (Austin Board of Realtors). This means we have access to the Austin area MLS, which includes 1000’s of real-time private listings for lease and purchase not featured on our website.
Of course not … it’s 2020! We can do the search remotely and provide you with pictures, floor plans and availability. Most properties have online application capabilities and if not, your agent can help you with all of the paperwork via email or fax. We have great relationships and insight on every corporate apartment complex that caters to students looking for this style of housing. We will help you locate the place that fits exactly what you are looking for.
We make it easy for you and your roommates to search our listings by your individual budget and price all properties “per bedroom”. For example: A four bed, three bath house for $700 is $2800 a month total. (Sorry for any confusion, but, I’m with you, that would be an awesome deal at $700!)
You might notice that the majority of our condos listed in West and North Campus don’t showcase any interior photos. Don’t worry, we aren’t trying to hide anything! The reason is that condos are privately owned rentals that have different owners and property managers for each unit(s). Because of this, the interior finishes vary greatly depending on what fixtures and updates the owner has done to their unit. Good news for you is that our agents have been in almost every unit at these complexes and will definitely make sure you get the one that fits the style and price range you are looking for.
If you are 18 years or older and will be a resident in the property, you will need to be on the lease contract. If you are a student and/or do not have regular income, you will almost always need to have a parent, family member or friend sign as your Guarantor for the lease application process. This means they are financially guaranteeing the lease payments and will be responsible for any damages done to the property.
Absolutely! We love parents, and let’s face it, they are usually the ones paying for your place. Parents are more than welcome to come along for the tour as this is a great opportunity for them to have all of their questions answered by your agent. Our office has plenty of garage parking for your parents to park and ride along with you and your agent during your private tour.

Our physical address is 504 W. 24th Street, Suite E, Austin, TX 78705. We are located just one block from campus and are the closest Real Estate brokerage to campus. Feel free to swing by anytime as we gladly accept walk-ins.
Yes, but we don’t ask for much. You will need to bring a photo ID to take tours at certain properties, funds if you are ready to sign and most importantly if you have any roommates they will all need to be there as well. (Trust us, it will save you hours of explaining everything to them, plus many properties limit tours to one showing per group). Other than that, we will take care of the rest while you have fun.
This varies for each property, but we will help you understand the fees required for each place as we tour. Most apartments in West Campus charge an application/administration fee that can range from $200-400 per person, but require a very low or or sometimes no deposit. However, most condo and house owners charge a much lower application/administration fee, but require a refundable deposit equal to one month’s rent. It is also common for many properties to require you to pay your first full month’s rent in advance, once you have been approved and signed your lease.
S.M.A.R.T. Housing is a program designed and used by The City of Austin to stimulate housing in the greater Austin area. There are strict qualification an applicant must meet including certain annual income minimums and maximums. Many students can also qualify through specific grants and scholarships approved by the Smart-Housing program.
